As of February 27, 2011 there has been a total of 27 single family detached homes that have sold, and actuallyclosed escrow in Point Loma and Ocean Beach. Of those sales here are the numbers for the two different communities.
Point Loma had 16 sales with a price range from $430,000 to $4,500,000. The average price per sq. foot was $431.61 with an average of 104 days on the market.
Ocean Beach had 11 sales with a price range from $440,000 to $880,000. The average price per sq. foot was $430.67 with an average of 61 days on the market.
What does all this mean? Well, if you want to get a general idea of the value of your home take your current square feet, and times it by $431.00 per sq foot. This should give you a general idea of the current value of your home. Now, there are other variables that would need to be factored in to get a more concise market value of your home, but as a general rule of thumb price per sq. foot can be a very good tool to use for determining value.
