As of February 13, 2011 the inventory in Point Loma & Ocean Beach appears to be below average, which could be a good sign for both communities. If the supply and demand factor holds true we might see some slight appreciation in 2011, and certainly possible in 2012. Here are the number as of this writing.
In Point Loma 92106 there are currently 63 single family detached homes for sale with a price range from $299,000 up to $3,000,000. The average list price per sq. foot for these homes is $466.38.
In Ocean Beach 92107 there are currently 47 single family detached homes for sale with a price range from $325,000 up to $3,750,000. The average list price per sq. foot for these homes is $528.75.
These are encouraging numbers, but time will tell if they hold true to the supply and demand factor. More to come……..
