For the first six months of 2011 there have been a total of 141 sales in Point Loma and Ocean Beach that actually closed escrow. Here is the breakdown for the two communities;
Point Loma had 84 sales with an average price of $816,858, average price per sq. foot of $401.26, and an average of 84 days on the market. The lowest sale was $340,000, and the highest sale was $4,500,000.
Ocean Beach had 57 sales with an average price of $757,627, average price per sq.foot of $420.25, and an average of 54 days on the market. The lowest price was $293,500, and the highest price was $1,875,000.
So if you live in Point Loma, and want a very general idea of the value of your home use the $401 price per sq. foot times the sq feet in your home. For Ocean Beach use the $420 price per sq. foot. Now there are many other variables that will affect the price per sq. foot approach to value, but in general it’s usually very close to the averages.
